Notice: Listing & Rental Fairness Rules
1) Nationality/Country Restrictions in Listings

When publishing a listing, landlords may state rental eligibility restrictions (including restrictions related to certain countries/regions) only when required by applicable laws/regulations, building/HOA or property management rules, or other legitimate occupancy requirements. Any restriction must be clearly and truthfully disclosed in the listing.

However, the platform strictly prohibits discriminatory or differential pricing based on nationality/country/region, including but not limited to:

Charging different rent amounts to tenants of different nationalities/countries/regions;

Raising the price later or adding hidden/extra charges due to a tenant’s nationality/country/region.
Violations may result in actions such as listing removal, posting restrictions, account suspension, and other measures depending on severity.

2) Prohibition of Unauthorized Markups by Agents/Third Parties

The platform prohibits agents or any third party from adding a markup on top of the landlord’s rent without explicit authorization and full transparent disclosure in the listing and rental agreement, including:

Privately increasing the rent and re-renting the property at a higher price;

Disguising markups as “service fees,” “management fees,” or “channel fees” while concealing the landlord’s original rent.

If agency/service fees apply, they must be clearly itemized and displayed in advance, and tenants must be fully informed and provide confirmation during the rental process.
3) Landlord Identity Verification & Viewing Reminders

Before renting, tenants should verify whether the listing account belongs to the actual landlord or an authorized representative.

If there is any doubt, tenants are strongly advised to confirm ownership/authorization and relevant occupancy rules with the property management office/HOA/building management before signing any agreement to reduce risks and disputes.
